Price
What a cash offer really costs
Speed has a price. These are the typical ranges for each route, from published sources.
| Route | Typical price | What to know |
|---|---|---|
| Local cash investor | 50 to 70% of after-repair value | Any condition. The buyer carries the repairs and the resale risk. Source |
| National iBuyer | 85 to 95% of value, before the service fee | No published direct-buy coverage inside the five boroughs, and no co-ops. Source · NY coverage |
| Listing with an agent | Market value, set by competing buyers | Minus commission and closing costs. Takes longer: showings, then usually a financed buyer. Source |

What stays the same in any sale
A cash buyer changes how fast you close, not the legal steps.
Property Condition Disclosure
New York requires the seller of a one- to four-family house to deliver the Property Condition Disclosure Statement before signing a contract. Since March 20, 2024, you can no longer skip it with a $500 credit. Source
Transfer taxes
On a cash sale or a listing, the seller pays NYC transfer tax of 1% up to $500,000 and 1.425% above, plus New York State tax of 0.4%, or 0.65% on homes of $3 million or more. NYC · NYS
A real estate attorney
In New York, buyer and seller are customarily each represented by an attorney, who negotiates the contract before anyone signs and handles the closing.
Protect your deed
Be wary of unsolicited cash offers that push you to sign quickly. If anything feels off, stop and call the New York Attorney General's deed theft hotline at 1-800-771-7755 before you sign anything that transfers your home. Source
Cash offer questions
Am I obligated to accept a cash offer?
No. Requesting offers is free, and you are under no obligation until you sign a contract. You can decline every offer, or compare them with listing first.
Do I need to make repairs before a cash sale?
Usually not. Cash buyers typically purchase as-is and price the repairs into their offer. There are no open houses; buyers usually inspect the home once.
Will a cash offer be my highest price?
Usually not. Local investors typically offer 50 to 70% of what the home would be worth after repairs, because they carry the repair cost and the resale risk. If price matters more than timing, a listing typically nets more, and we show you both numbers.
Who are the cash buyers?
Independent local buyers, mostly investors, that NestIt contacts case by case for your property. NestIt NYC does not buy homes. National iBuyers such as Opendoor publish no direct-buy coverage inside the five boroughs.
How long does a cash sale take in NYC?
A typical all-cash house sale in NYC closes in about 30 days from contract, and an all-cash co-op in 4 to 6 weeks, because the board still has to approve the buyer. A financed sale typically takes about 90 days. We tell you each buyer's proposed timing on the first call.
Can I sell a co-op for cash?
Yes. The co-op board still has to approve the buyer, but cash removes the mortgage step, which is why an all-cash co-op typically closes in 4 to 6 weeks. National iBuyers exclude co-ops from their published eligibility lists.
How is NestIt paid on a cash sale?
